Renovation permits in Mississauga are issued by the City of Mississauga’s Building Division, within the Region of Peel framework. But moving plumbing, altering electrical, removing a load-bearing wall, finishing a basement, adding a legal second suite, or building an addition typically do. Mississauga is one of the more permissive GTA cities for additional units: most detached, semi-detached, and townhouse properties can add up to two additional residential units as-of-right, and the City offers pre-approved garden-suite plans to simplify backyard-unit approvals. There are real incentives, too — building-permit fees are refunded for qualifying ARUs, second and third units are exempt from most municipal charges, and second-unit registration is free. The suite must still meet the Ontario Building Code, Fire Code, and zoning by-law, including ceiling height, egress, and at least one parking space.
