Vaughan is made up of distinct communities, and its kitchens reflect different periods of development. An older home in Glen Shields may need a full update to cabinetry, services and layout. A large family home in Maple, Woodbridge or Vellore Village may have enough floor area but need better storage, circulation and connection to the dining or family room. In Kleinburg, Uplands and other estate-home areas, the priorities may include custom millwork, integrated appliances, layered lighting and a generous island designed for everyday use and entertaining.
GMC is a GTA general contractor serving Vaughan with a structure-first approach. Before a layout is finalized, we consider the existing framing, mechanical routes, plumbing, electrical requirements, appliance specifications and how the family actually uses the room. That early coordination is especially important when a project includes a wider opening, a removed wall or a substantial change to the kitchen footprint.
Structure-first planning

Kitchen renovation costs depend on scope rather than the city name alone. The following 2026 planning ranges are before HST and must be confirmed against the final design, site conditions and selections.
| Renovation tier | 2026 planning range before HST | Typical scope |
|---|---|---|
| Basic | $20,000–$40,000 | A targeted refresh that keeps the existing layout and most service locations; may include cabinet painting or refacing, a new countertop, backsplash, fixtures and selected finish updates. |
| Mid-range | $40,000–$75,000 | Broader replacement of cabinets, counters, flooring, lighting, fixtures and appliances, with several coordinated trades and limited layout refinement. |
| High-end | $75,000–$150,000+ | Custom cabinetry and millwork, premium surfaces, integrated appliances, detailed lighting and possible layout, service or structural changes. |
The largest cost drivers are usually cabinetry, countertop material and dimensions, appliance specifications, flooring, lighting, and whether plumbing, gas or electrical locations move. Wall removal, structural work, electrical-service changes, custom ventilation and concealed conditions can also change the final scope.

A full remodel coordinates the room as one system rather than treating cabinets, lighting and finishes as unrelated purchases. We can manage demolition, framing, trade rough-ins, drywall, cabinetry, counters, flooring, backsplash, painting, fixtures and appliance coordination from one defined scope. For older Vaughan homes, this may include correcting dated services or improving an inefficient layout. In a larger or newer home, the focus may be better storage, more useful work zones and a kitchen that connects naturally with adjoining living spaces.
New cabinets allow the storage plan, appliance openings, drawer configuration and finished look to be redesigned. Options can include stock, semi-custom or custom cabinetry, with the final specification based on the room, design priorities and budget. Refacing may be suitable when the cabinet boxes are sound and the existing layout already works. We assess the condition first so a cosmetic update is not applied to cabinetry that needs replacement.
Quartz, granite and other stone surfaces require accurate templating and coordination with cabinets, sinks, faucets, cooktops and backsplash details. We help define the material, thickness, edge profile, seams and openings before fabrication. For islands and larger kitchens, slab dimensions and support conditions should be considered early. This avoids forcing structural or layout decisions after cabinetry has already been ordered.
An island can add prep space, seating and storage, but it must leave workable clearances around appliances, doors and circulation routes. In family homes in Maple, Woodbridge and Vellore Village, the island often becomes the point where cooking, homework and casual meals overlap. We coordinate the island’s size, cabinetry, counter overhang, lighting and any sink, dishwasher, outlet or appliance requirements. The design should fit the actual room rather than rely on a standard island size.
Changing a kitchen layout can improve flow, daylight and connection to a dining or family room. The work may involve moving cabinetry and appliances, creating a wider opening or removing a wall, with plumbing, electrical, HVAC and structural implications considered together. If a wall may be load-bearing, it must be assessed before demolition. Where required, a third-party engineer provides stamped structural drawings for the permitted work.
A practical lighting plan normally combines ambient, task and decorative lighting. Recessed fixtures, under-cabinet lighting, island pendants, switching and receptacles are coordinated with the cabinet elevations and appliance plan. Electrical work is completed through the appropriate trade and approval process. Service capacity and appliance specifications are reviewed when the project introduces higher electrical loads or changes existing circuits.
Keeping the sink, dishwasher and gas appliances in their current locations is generally simpler than moving them. When the layout changes, we coordinate supply, drainage, venting and gas requirements with cabinets, flooring and the construction sequence. The City of Vaughan states that additions or alterations to plumbing fixtures and services require a plumbing permit. The applicable approvals are identified before affected work is concealed.
Kitchen flooring must suit the design while handling transitions, traffic and the condition of the subfloor. Depending on the home and adjoining spaces, options may include tile, engineered wood, luxury vinyl or another specified finish. We plan removal, substrate preparation, finished floor height and transitions before cabinets and appliances are installed. This is especially important when an older floor is uneven or the kitchen opens into existing flooring that will remain.
The backsplash connects the cabinetry, counters and lighting visually, while also protecting the working wall. Tile size, pattern, grout, edge treatment and outlet placement are decided in relation to the full cabinet elevation. Final details also include cabinet hardware, trim, paint, caulking and transitions. Addressing them in the design stage produces a cleaner result than resolving each item independently near the end of construction.
Not every kitchen update requires a City of Vaughan building permit. The City lists replacement of existing kitchen cupboards and countertops among work that generally does not require a building permit. A larger renovation can be different: alterations to plumbing fixtures or services require a plumbing permit, and structural alterations require a building permit. Electrical work follows the Electrical Safety Authority process.
Removing or altering a wall, widening an opening, relocating plumbing or materially changing building systems should therefore be reviewed before demolition. Gas work and mechanical changes also need to be assigned to the appropriate qualified trades and coordinated with the project’s approval requirements.
GMC reviews the proposed scope, coordinates required drawings and submissions, and schedules work around the applicable inspections. Permit applications are handled through the City of Vaughan’s process; City Hall is located at 2141 Major Mackenzie Drive.
For structural changes, the owner’s structural-engineering background informs early planning. When required, an independent third-party engineer prepares stamped structural drawings. This keeps responsibility clear and gives the construction team an approved basis for the work.
We discuss how the kitchen works today, what needs to change, the preferred finish level and the project constraints. After a site review and a clearer scope, GMC prepares a written fixed-price quote identifying included work, allowances, assumptions and exclusions.
The layout, appliances, cabinetry, countertops, fixtures, lighting and key finishes are coordinated before construction. If drawings, structural review or permits are required, those items are added to the pre-construction plan.
GMC manages site protection, demolition, framing, trade rough-ins, inspections and the installation sequence. One accountable team coordinates the work so cabinets, counters, flooring, backsplash, fixtures and appliances arrive in the right order.
When construction is substantially complete, we walk through the kitchen with the homeowner and document remaining items. Closeout includes the written workmanship-warranty information and applicable project documents.
Layout decisions are reviewed against the home’s real framing and building systems. Potential structural or permit issues can therefore be identified before they become demolition-day surprises.
Kitchen projects depend on several trades and suppliers. GMC coordinates the schedule and communication through one project process instead of leaving the homeowner to manage each contractor separately.
GMC is insured and has WSIB coverage. The company has completed 500+ projects and maintains a 5.0-star rating with 85+ Google reviews.
We build the quote around a defined scope, stated selections or allowances, and written assumptions. We do not use headline discounts to disguise an incomplete scope; a quote should be judged by what it actually includes.
The project closeout includes a written workmanship warranty. Its terms are documented rather than left as a verbal promise.
